Inspect4U is specially formulated to relieve busy professionals of the demanding process of home finding. Instead, we do most of the work on their behalf. All you need to do is send us your shortlisted properties which match with your preference and liking. Our consultant takes your inputs and carries out inspections for you.

Express Inspect4U

Express service is delivered as a one-off inspection service for families or individuals needing last-minute help. If you have booked an appointment for a property visit but can’t attend for any unforeseen reason, we attend the appointment and inspect the property on your behalf.

*With express service, you are responsible for dealing with the rental application procedures and further liaison with the rental agency. This service is subject to availability with a minimum 24 hour notice period. Further Terms and Conditions apply and will be explained upon application.

Our I4U service was borne out of the realisation that we secured most of our clients their first preference rental home within just 4 inspections!  

Why keep charging a full service fee, if we are able to do the work quicker? That’s not what most clients want. We are committed to making sure everyone gets some sort of relocation advice so they can have a smooth arrival and make the right start. From our book, to I4U or the full and accompanied service, we have something for everyone.

Offering an unlimited service and the option of just 4 inspections has raised some questions – especially when we work out so much cheaper than our competition.  The last thing we want you thinking is that you are gaining less service because we are cheaper. Absolutely not, from our book  to I4U to our full and accompanied services, you have choices.  Some relocations are returning Aussies and don’t need the full suite of services, we offer choices but never compromise on the personal service.  Having lived and worked internationally, we understand how daunting it is to move internationally and we treat everyone as we would.

You are in the driving seat but leaning on us for local knowledge to help you shortlist effectively.

It is teamwork. Starting with your Needs Analysis and followed up with  1 hour Zoom consultation, we narrow down suburbs that would suit your budget and lifestyle. By the time we are ready to start on homes, we have spent more than a couple of hours getting to know you and sharing information to help you on your journey.  Then, with a simple spreadsheet, we start sharing house links with our remarks and likewise you do the same.  Busy roads, effective heating or cooling, access to local amenities are all taken into consideration alongside your requirements. 

Our shortlisting can start with as many as 15-20 homes, but together we weed through and select the best match with you.

No, simply because they might not have the homes that meet your requirements.  Australia has a rental shortage, we need to throw the net as wide as possible.  

Estate agents do like working with us because we bring them professional tenants, so it is not necessary to work with only specific agents. It is no lie that we do have agents we have been working with for many years, but they too understand we are not obliged to only use their rental listings.  These agents continue to contact us for “off-market” opportunities regardless.

On your quote there is a rate for additional inspections. This is capped, in the unlikely event that we have an excessive amount of inspections, you will be moved to the Unlimited service option and that is where the rate is capped.  Our Unlimited service means we will work with you until you have been accepted into a house.

Honestly, less than half the clients require additional inspections.  Generally we find we are requested to carry out an additional one or two, only for comparison purposes.  It could be a situation where the “1st preference” home has had a delay in inspecting, but other homes that have come onto the market are worth inspecting in the meantime.  Remember we have a rental shortage, so it is a good idea to keep inspecting even once there are applications being processed.

Yes, this is what most of our clients enjoy.  We chase the estate agents during Australian office hours which is not always possible from your time zone.  Once again, agents like to work with Relocation companies so we are more likely to get their attention.

Our success rate in our clients being shortlisted on their first preference home is 97% within 16 days.  The approval process for rental properties is, for the most part, out of our control but we work closely with you to make sure your paperwork and application is five star which is how we achieve such fantastic outcomes for our clients.

Yes, we take video, photos and our report.  We video the outside of the house and the street.  There are photos of specific areas such as the laundry, so you know which washing machine will fit! 

Yes, our Settling In Services can be added to your I4U service.

We have local consultants based in and around major cities across Australia, except for the Northern Territory. Our consultants have moved internationally themselves and are local to their areas they work in.  This way, they understand local traffic patterns and where to find the best coffee.  We arrange local coffee get-togethers so everyone can connect too.
